Privacy Policy

This Privacy Policy explains how Condo Intelligence, LLC ("we," "us," or "CondoIntelligence") collects, uses, shares, and protects information when you use condointelligence.com (the "Service"). We try to keep this in plain English. If anything is unclear, email us at support@condointelligence.com.

1. Information We Collect

Account information

When you sign up we collect your email address, a hashed version of your password (we never store the plaintext), your name, and optionally your phone number. If you sign in via Google we receive your email and basic profile information from Google.

Agent profile information

If you claim an agent profile, we collect or display your real estate license number, brokerage affiliation, profile photo, bio, business email, business phone, social-media links, and other information you choose to add. Public agent profiles are intended to be public — see Section 3.

Lead inquiries

When a buyer or interested party submits a lead form we collect their email, optional phone number, the building or property of interest, and any free-text message they include.

Off-market submission data

When an agent submits an off-market sale we collect transaction details (address, sale date, sale price, parties' role in the transaction, supporting documents). This data is used for ranking and may be displayed in redacted form publicly.

Payment information

All payments are processed by Stripe. We never see or store your full credit card number. We do receive non-sensitive metadata such as the last four digits of your card, card brand, and Stripe customer / subscription / invoice identifiers.

Identity verification data

Agent profile claims are verified through Stripe Identity. Stripe collects government-issued ID images and selfie data; those images are stored by Stripe under their privacy practices and are not stored on our servers. We receive only a pass/fail verification result and minimal metadata (name, document type, last verification timestamp).

Usage data

We collect cookies, IP addresses, device and browser metadata, referrer URLs, and page-view events. This helps us run the product, prevent abuse, and improve features.

MLS public-record data

The Service displays MLS listing and sale data sourced from the Bridge Data API and other public records. This is not "your" data — it is reformatted public record information that we license under Bridge's terms.

2. How We Use Your Information

  • To operate, maintain, and secure the Service.
  • To match buyer-side lead inquiries to the appropriate agent or brokerage.
  • To compute building, agent, and brokerage rankings, scores, and aggregated market metrics.
  • To send transactional emails (account, payment, lead, claim, identity-verification, and product notifications) and marketing emails. Marketing emails always include an unsubscribe link.
  • To process subscriptions, payments, and refunds via Stripe.
  • To verify agent identity for claim flows via Stripe Identity.
  • To detect, investigate, and prevent fraud or abuse.
  • To improve the product and develop new features.

3. How We Share Information

Service providers

We share data with vendors who help us run the Service, only to the extent they need it: Stripe (payments, subscriptions, identity verification), Resend (transactional and marketing email), Amazon Web Services (hosting, file storage in S3, database hosting in RDS), Amazon Cognito and Google (authentication), and Bridge Data (MLS data ingestion).

Legal compliance

We may disclose information when we believe in good faith that disclosure is required by law, subpoena, court order, or other legal process, or to protect our rights, your safety, or the safety of others.

Aggregated and de-identified data

We may share aggregated or de-identified statistics (for example, "average sale price per square foot in Brickell") publicly or with partners. Aggregated data does not identify individual users.

Public agent profiles

Agent profiles are public by design. The whole point of the Service is to host an agent's public marketing page. Once you claim or are listed as an agent, your name, photo, bio, public-facing business contact details, license number, brokerage affiliation, ranking, and submitted off-market sales (in redacted form) may be visible to anyone on the internet and may be indexed by search engines.

We do not sell personal information to third-party data brokers.

4. Cookies and Analytics

We use cookies and similar technologies to keep you signed in, remember preferences, and measure how the Service is used. You can clear or block cookies through your browser settings; some features may not work if you do.

5. Data Retention

We keep account and profile data for as long as your account is active. After you request deletion, we remove identifying account data within 30 days, except where we must retain it for legal, accounting, or fraud-prevention reasons. Financial and tax records are retained for at least seven years per IRS guidance. Aggregated and de-identified data may be retained indefinitely. Public-record MLS data is retained per our Bridge Data license.

6. Your Rights

Depending on where you live (including under the California Consumer Privacy Act and the European General Data Protection Regulation), you may have rights to:

  • Access the personal information we hold about you.
  • Correct inaccurate information.
  • Request deletion of your account and personal information.
  • Opt out of marketing emails (every email has an unsubscribe link).
  • Request a portable copy of the personal information you submitted.

To exercise any of these rights, email support@condointelligence.com. We may need to verify your identity before acting on a request.

7. Children's Data

The Service is not directed to anyone under 18 and we do not knowingly collect personal information from children. If you believe a child has submitted personal information, contact us and we will delete it.

8. Security

We use industry-standard safeguards including TLS encryption for data in transit and encrypted storage at rest (AWS RDS, S3). No system is completely secure, and we cannot guarantee absolute security. If you believe your account has been compromised, contact us immediately.

9. Changes to This Policy

We may update this Privacy Policy from time to time. When we make material changes we will revise the "Last updated" date at the top of this page and, where appropriate, notify you by email or via the Service. Continued use of the Service after a change constitutes acceptance of the updated policy.
